First impressions matter, right? That's why our first tip revolves around boosting your home's curb appeal. You want potential buyers to fall in love the moment they lay eyes on your property. So, roll up your sleeves and tackle those small maintenance tasks –
- power wash and/or fresh coat of paint
- well-manicured landscaping
- tidy entrance can work wonders
- welcoming exterior sets the tone for what's inside
Home Staging Magic
Now that we've got them through the door, let's talk about the magic of home staging. This is your chance to let your home shine and show its full potential. Decluttering is key – remove personal items and excessive decor to allow buyers to envision themselves in the space. Consider neutral tones and strategic furniture placement to create an inviting atmosphere. It's all about helping buyers see themselves making memories in your home.

Spring and Summer is going to be the best time to list, but that does not mean fall and winter is the worst time! There are plenty of transactions which happen throughout the year, so the best time to list your home is NOW!
Your motivation can also play into pricing. If you are eager to sell, then you are probably willing to start at a lower price to speed up the process. If you need to get top dollar for your home so you can buy another in the same market, then you will probably have your home on the market a little longer.
The general housing market also effects your house selling. Currently we are in a seller's market with a short supply of homes, but as demand for homes decrease, the scales could tip in the other direction. There is such a thing as a balanced market, but those usually don't stay around too long. As seller's market allows for higher pricing and less negotiations where a buyer's market usually shows lower pricing and more seller concessions.
Marketing and Promotion
You've got the perfect home staged and priced just right – now it's time to spread the word! In this digital age, online marketing is your best friend. High-quality photos and videos that capture the essence of your home can attract buyers from far and wide. Social media, real estate websites, and even virtual tours can showcase your property to a broad audience. Remember, the more eyes on your listing, the better your chances of finding the right buyer.
It is important to have high quality photos, video as well as a floor plan in your listing. We have these features available on our MLS, so make sure your listing agent is taking advantage of them. I've always been of the belief to put as much information out about the property as possible; if someone is interested, they will still have questions and give you a call or send a message.
Make sure you highlight the best features in your home. What are you going to miss when you leave? Why did you buy this home? This is a great list to put on the MLS or listing details because there is probably someone else out there who is looking for the same thing! Whether it's the view, the sun porch or the picture window, it will be a feature to highlight.
Use a Professional
There are lots of things to do to get ready for and during the listing of your home. Many of these are do it yourself projects which may be easy for you to complete. If you feel like you're getting out of your league whether it comes to painting, marketing or negotiations, make sure to ask for help. Get recommendations from friends and family, neighbors or your listing agent. From landscapers to stagers to Realtors®, they are available to help you.
